    Triple vs double glazed windows in BC: comfort, condensation, and the Step Code

    Triple and double glazing both keep the rain out. The difference shows up in comfort, condensation, noise, and meeting the BC Energy Step Code. Here is how we choose for a coastal home.

    A homeowner asked us why her old windows "sweated" every winter morning while her friend's newer place across the street stayed dry. Same neighbourhood, same weather, same wet coastal air. The difference came down to the glass.

    That question is really about temperature. Condensation on the inside of a window forms when the inner pane runs cold, the moist indoor air touching it cools to its dew point, and water appears on the glass. Warm that inner pane up and the fog goes away. This is one of the quiet advantages of triple glazing on the coast, and it is a good way into the whole comparison.

    What "double" and "triple" actually mean

    A window's glass unit is not one sheet. It is a sealed sandwich.

    Double glazing is two panes of glass with a sealed gap between them, usually filled with an insulating gas. That trapped gap slows heat from moving through the window.

    Triple glazing adds a third pane and a second gap. Two insulating gaps in series slow heat loss more than one, and the extra glass and gap also block more sound.

    Both keep rain and wind out equally. The differences are all about how much heat and sound get through, and how warm the inner pane stays. That inner-pane temperature is the thread running through everything below.

    Comfort: the pane you sit next to

    Comfort near a window is not only about the room's air temperature. It is about what your body feels from the surfaces around you.

    A cold window pulls heat from your body through radiation. Sit next to a cold single or older double pane on a winter night and you feel a chill even if the thermostat says the room is warm. That cold-window feeling is why people put sofas away from windows and why some rooms never feel cozy in winter.

    Triple glazing keeps the inner pane warmer, so the window radiates less cold at you. You can put a chair, a window seat, or a bed right up against the glass and still feel comfortable on a cold night. On a coastal home with big windows facing the view, this is a comfort difference you feel every winter, not a number on a spec sheet.

    Condensation: warmer glass stays drier

    Back to the homeowner's sweating windows.

    Winter condensation on the inside of the glass is a dew-point story. The indoor air holds some moisture. When that air touches a surface cold enough to bring it to its dew point, the moisture condenses into water on the surface. A cold inner pane is exactly such a surface, so it fogs and drips on cold mornings.

    Triple glazing keeps the inner pane warmer, so it stays above the dew point more of the time and stays drier. That means fewer foggy mornings, less water pooling on the sill, and less of the long-term damage that repeated condensation can do to frames and finishes.

    Glass is not the whole story, though. The frame matters, the warm-edge spacer at the glass edge matters, and your indoor humidity matters. A house that is sealed up tight but under-ventilated will have high indoor humidity and can still get condensation even on good windows.     Noise: quieter rooms near busy streets

    More panes with gaps between them dampen sound, so triple glazing generally cuts outside noise more than double. On a lot near a busy road, a transit line, or a flight path, that quieter interior is a daily benefit.

    One nuance worth knowing: for the best sound control, the panes are sometimes made different thicknesses so they do not resonate at the same frequency. If noise is a real concern on your lot, that is a detail to raise with the window supplier rather than assuming triple alone solves it.     The BC Energy Step Code

    This is often the deciding factor, so it is worth being clear about how it works.

    The BC Energy Step Code sets whole-home energy performance targets, and the higher steps ask for a genuinely high-performance house. Windows are one of the biggest heat-loss points in any wall, a hole in the insulation, in effect, so window performance has an outsized effect on whether the whole house hits its target.

    Better windows take pressure off the rest of the design. If your glass loses less heat, you do not have to over-build the walls or the mechanical system to make up for it. On a home aiming for a higher step, triple glazing is often the practical, cost-sensible way to reach the target, rather than pushing every other assembly to an extreme.

    Where double glazing still fits

    Triple is not automatic. Double glazing is still a sound choice in the right places.

    • Sheltered elevations that see little wind-driven weather and no direct road noise.
    • Quiet lots where sound control is not a concern.
    • Lower target steps where the whole-home model shows double glazing is enough to hit the number comfortably.
    • Smaller openings where the heat-loss and comfort difference is minor.

    Triple glazing is also heavier, which affects hardware and how large a single operable unit can practically be. On a very large operable window, that weight is a real design factor. So the honest approach is not "triple everything." It is to match the glazing to each opening's exposure, size, noise environment, and role in hitting the energy target. On many coastal custom homes that means triple on the exposed and view-facing walls and double where it genuinely suffices.

    How we decide

    The short version of how we sort it:

    • Start with the target Step Code level. The higher the target, the more triple earns its place.
    • Weigh exposure per elevation. Windy, weather-facing, and view walls favour triple for comfort and condensation control.
    • Check the noise environment. A busy street or transit line pushes toward triple, possibly with mismatched pane thicknesses.
    • Model the whole house. Let the energy advisor's model, not a rule of thumb, confirm the mix.
    • Do not forget the frame and install. The best glass in a poor frame or a sloppy install underperforms. The window is only as good as the whole assembly and how it is fitted into the wall.

    Choose the glass that fits how you will live in the room and the performance the house has to hit. On most coastal custom homes chasing comfort and a higher Step Code, that lands on triple for the important openings, with double used where it genuinely does the job.
