How We Work
Most Burnaby builders separate design, permitting, and construction across three different companies. Icon keeps the whole process in-house — so the person who walks your lot is the same person who carries your permit drawings, sequences your trades, and hands you the keys.

We walk the lot, read the zoning, and tell you honestly what's possible before any drawings are commissioned. No fee, no sales pitch — just a clear picture of what the land will allow.

Working with structural engineers and the City, we convert your brief into permit-ready drawings. We track the application through the City of Burnaby or the relevant municipality so nothing stalls.

Our in-house crew handles the build from site prep to lock-up. We use a fixed-price contract after the scope is locked — no surprise change-orders mid-project.

Every home ships with the mandatory BC 2-5-10 home warranty (2 years on labour, 5 on the building envelope, 10 on structure). We walk through every deficiency before you move in.
Common Questions
Yes — Icon builds custom homes across Greater Vancouver and the Fraser Valley, including North Vancouver, Coquitlam, Abbotsford, and Abbotsford. Burnaby is where we build most, but geography isn't a barrier if the project is the right fit.
It depends on zoning. In Burnaby's R1 zone, most lots that support a principal dwelling need at least 490 m² (5,274 sq ft) for a single-family home. The lot dimensions and the new SSMUH rules both matter — a lot can be large enough in area but still have setback constraints that affect the footprint.
Permit timelines in Burnaby typically run 8–14 months for new builds. Construction adds another 12–18 months depending on scope. A realistic end-to-end timeline from initial consultation to occupancy is 24–30 months. Hillside lots with geotech requirements can run longer.
Yes. We regularly take on projects mid-stream — when a homeowner has drawings but no builder, or when a previous builder relationship hasn't worked out. We'll review the permit set before agreeing to proceed.
We don't broker work to subcontractors who then manage their own subcontractors. Icon's project manager runs the site, we hold the prime contract with all trades, and you have one number to call. Specialty trades (electrical, HVAC, plumbing) are licensed sub-trades we vet and work with repeatedly.
