    We walk the lot, read the zoning, and tell you honestly what's possible before any drawings are commissioned. No fee, no sales pitch, just a clear picture of what the land will allow.

    Working with structural engineers and the City, we convert your brief into permit-ready drawings. We track the application through the City of Burnaby or the relevant municipality so nothing stalls.

    Do you work outside Burnaby?

    Yes, Icon builds custom homes across Greater Vancouver and the Fraser Valley, including North Vancouver, Coquitlam, New Westminster, and Abbotsford. Burnaby is where we build most, but geography isn't a barrier if the project is the right fit.

    What's the minimum lot size for a custom home in Burnaby?

    It depends on zoning. In Burnaby's R1 zone, most lots that support a principal dwelling need at least 490 m² (5,274 sq ft) for a single-family home. The lot dimensions and the new SSMUH rules both matter, a lot can be large enough in area but still have setback constraints that affect the footprint.

    How long does a full custom home take from permit to keys?

    Permit timelines in Burnaby typically run 8 to 14 months for new builds. Construction adds another 12 to 18 months depending on scope. A realistic end-to-end timeline from initial consultation to occupancy is 24 to 30 months. Hillside lots with geotech requirements can run longer.

    Can you take on a project that's already at the permit stage?

    Yes. We regularly take on projects mid-stream, when a homeowner has drawings but no builder, or when a previous builder relationship hasn't worked out. We'll review the permit set before agreeing to proceed.

    What does 'in-house' actually mean?

    We don't broker work to subcontractors who then manage their own subcontractors. Icon's project manager runs the site, we hold the prime contract with all trades, and you have one number to call. Specialty trades (electrical, HVAC, plumbing) are licensed sub-trades we vet and work with repeatedly.
