Our Studio

    A small team. One builder
    on every project.

Icon Projects has been building custom homes in Burnaby and the Fraser Valley since 2004. Sanj walks every site, reads every drawing, and signs off on every handover — there is no account manager between you and the person responsible for the build.

    The Standard

"We don't believe in building to code. We make perfect."

Sanj Aggarwal · Owner, Icon Projects Ltd.

    The Philosophy

    How Sanj makes decisions.

Every decision on an Icon build is made against three questions, in order: does it meet BC code, will it perform on this lot in twenty years, and is it what the drawings actually specify. If a cheaper detail doesn't clear all three, it doesn't get used — regardless of the line-item saving.

That's why an Icon home is over-engineered in the places nobody photographs — drainage, vapour control, flashing laps, fastener schedules — and restrained in the places that get the design magazines' attention. The places you can see are the easiest to get right. The places you can't are where most builders cut.

    How we work

Three things we hold to on every build.

    Built to the architect's drawings

Trim, millwork and cabinetry reveals are checked against the drawings at pre-drywall and again at finishing — not assumed because the trades are good. When something can't be built exactly as drawn, the architect hears about it before we cut.

    Documented at every stage

Pre-construction services agreement before design starts, change orders priced in writing before work proceeds, photo-documented inspections at framing and pre-drywall. You're never asked to trust a verbal estimate.

    Material decisions that age well

We pick assemblies for how they perform in BC's wet-coast climate twenty years out — not for the showroom photo. Standing-seam metal over architectural shingle. Quartersawn oak over rotary-sliced veneer. Closed-cell foam where the building science calls for it.

    In Motion

    The Icon process, on site.

Footage from active Icon sites — framing, mechanical rough-in, finishing carpentry, walkthrough. The same crew that starts your build finishes it.

    What you're watching

    Framing & Structure (0:00–0:20)

Every Icon Projects custom home begins with precision framing — engineered lumber, plumb walls, and dimensional accuracy verified at every course. Structural integrity is established here, before a single finish element is considered.

    Interior Finishing Carpentry (0:20–0:45)

Finishing carpentry, custom built-ins, and cabinetry reveals — held to a ±2 mm tolerance and checked against the drawings at pre-drywall and again at final. The transitions where wood meets tile meets glass are dry-fit before they're set.

    Final Reveal & Detail (0:45–1:07)

Finished surfaces, hardware setting, and the final walkthrough sequence capture the CHBA Master Residential Builder standard that defines every Icon Projects home. Greater Vancouver clients receive a complete 2-5-10 new home warranty upon handover.

A Canadian Home Builders' Association Master Residential Builder (MRB), Sanj leads every Icon project with a relentless focus on craftsmanship, code excellence and the latest in building science.

    Day to day

Sanj walks every new site personally before a quote goes out, reads the architect's drawings before the first meeting, and stays involved through handover. On most projects he's the one who flags the structural or drainage issue first — usually before the engineer does.

    Guru

    Guru

    Project Manager

Guru brings over two decades of hands-on construction experience to every project he manages at ICON. With a background in electronic engineering and business management, he has built a career defined by precision, accountability, and an unwavering commitment to client satisfaction.

Originally from India, Guru immigrated to Canada in 1995 and quickly established himself in the renovation industry — starting with his own home and expanding through word of mouth as his reputation for quality work grew. He later refined his project management expertise at BC's largest cabinet manufacturer and distributor, where he developed a deep understanding of finishes, materials, and the standards today's clients expect.

At ICON, Guru oversees projects from drywall through to final handover and post-construction care, coordinating trades, managing timelines, and holding every aspect of the build to a high standard. His philosophy is simple: approach every project from the client's perspective, and never compromise on workmanship. Colleagues describe his working style in three words — "go get done" — and those who work alongside him quickly understand that his high expectations are driven by a genuine pride in the finished product.

Outside of work, Guru enjoys morning walks with his Samoyed and practises healing therapy in his free time — a pursuit that reflects the same attention and care he brings to his professional life.

    Day to day

Guru runs the build from drywall to handover — sequencing trades, holding finishing work to the standard the architect drew, and handling the post-occupancy fixes most clients don't realise they'll need until month three.

    Dilpreet

    Dilpreet

    Administrative Support

Dilpreet didn't set out to work in construction — but once he got a feel for the industry, he never looked back. There's something he finds deeply satisfying about watching a project move from concept to completed home, and his day-to-day at ICON reflects that — clear communication, sharp coordination, and making sure no detail slips through the cracks.

You'll rarely find Dilpreet on site, but don't let that fool you. He has a knack for catching the small things that make a big difference, and the people he works with know that if something needs following up, it's already on his radar.

He takes pride in being someone clients, trades, and teammates can count on. In his view, the experience of building a home matters just as much as the finished product — and that starts with having the right support behind the scenes.

Outside of work, he keeps it simple: time with family and friends, staying active, and making the most of his downtime. He joined ICON because the team's commitment to quality and doing things the right way felt like the right fit — and it still does.

    Day to day

Dilpreet handles the follow-up between clients, trades and the City — chasing permit revisions, confirming delivery windows, and keeping the small things from turning into the schedule slips that derail a quarter.

    Nav

    Nav

    Operations

Nav's day starts at 7:00am and hits the ground running — materials coordinated, teams headed to their respective sites, client follow-ups in motion. The pace suits him. He came into the industry deliberately, drawn by the straightforward logic of it: put the work in, get the results out. In construction, there's nowhere to hide, and he wouldn't have it any other way.

At ICON, his focus is simple — build to spec, no shortcuts, and don't finish until the client is happy. Colleagues describe his working style as "get it right", and those who've worked alongside him know he means it. People are often caught off guard by how quickly he responds to a service call, and how little slips past him when it comes to the details.

What he enjoys most is the moment a client sees the finished product and everything they imagined becomes real. That, and the flexibility the industry offers to do the job on his own terms.

He joined ICON because the values matched his own — a team that cares about quality, doesn't cut corners, and earns repeat clients by doing things properly the first time.

Outside of work, Nav keeps his focus on family time with his kid and a love of travel.

    Day to day

Nav opens the day at 7:00am — materials lined up, crews dispatched to their sites, and service calls answered before most of the trade has finished its coffee. He's the one who catches the small details before they become callbacks.
