    Drywall in a custom home: finish levels, ceilings, corner beads and warranty tolerances

    Level 4 or Level 5, flat ceilings or texture, which corner bead, where the control joints go, and the exact tolerances a BC warranty provider uses for cracks, nail pops and bowed walls. The drywall decisions that decide how a Burnaby custom home looks under a big west window.

    A client in Burnaby Heights called us one February afternoon about the living room wall. Long wall, big west-facing window, sun coming in low at four o'clock. She could see every joint in the drywall. The taping was good. The wall was finished to Level 4, which is correct work for most of a house. And Level 4 shows its joints under light that skims across the surface, no matter how carefully it was sanded.

    Drywall is the last big surface in the house and the one everybody looks at. It is also the trade where most of the decisions get made by default, because it is cheap relative to the cabinets and the windows and nobody wants to talk about it. This post is the talk: which finish level goes where, flat or textured ceilings, control joints, corner beads, what goes in the bathrooms, and the exact numbers a BC warranty provider uses when a homeowner calls about a crack.

    Level 4 and Level 5, in plain terms

    A Level 4 finish is tape and three coats of compound over every joint, screw head and corner, sanded smooth. The face of the board between the joints is left as it comes from the factory. This is the standard finish in a good house and it looks right under most light.

    A Level 5 finish is everything in Level 4 plus a thin skim coat of compound over the whole surface of the wall. The point of the skim coat is to make the surface absorb paint the same way everywhere, so the joints and the board face dry to the same sheen. It costs more: a whole extra pass over every square metre.

    The difference between the two is invisible most of the time and obvious under one condition: raking light. When sun or a fixture lights a wall at a low angle, every joint and every screw dimple throws a small shadow. Level 5 removes the difference in surface that makes those shadows. We covered where the money is best spent in our paint finishes post, and the short version has not changed: long walls under big glazing, double-height stairwells, any wall getting a dark colour or a sheen above eggshell, and the ceiling of any room lit from a clerestory.

    Decide the finish level at the lighting design, wall by wall

    This is the part that changed how we run jobs. The finish level used to be decided by the drywall contractor's quote, house-wide, with one number. We now decide it wall by wall at the same meeting where we do the lighting design, because the lighting plan is what tells you which walls will be raked.

    A wall washer aimed down a hallway wall is raking light on purpose. A row of recessed cans set 300 mm off a wall will scallop it and show every joint in the scallops. A west window in a Brentwood living room is raking light every clear afternoon from October to March. Each of those walls gets marked Level 5 on the drawings. A bedroom wall with a headboard and two side tables gets Level 4 and nobody ever notices.

    The drawings then go to the drywall contractor with the levels marked, and the quote comes back with a line for each. That is a better conversation than arguing about it on site when the primer is already on.

    Flat ceilings or textured ceilings

    Nearly every modern home we build in Burnaby, Coquitlam or Surrey gets flat ceilings. Texture belongs to a different era of house. But it is worth being honest about what texture was doing, because dropping it raises the bar everywhere else.

    The BC Housing Residential Construction Performance Guide, the document warranty providers use to judge a claim, says it plainly in guideline 9.1: even when installed to the Building Code, undulation in a drywalled ceiling from the joint finishing is not unusual, certain lighting conditions and glossy finishes exaggerate it, and spray-applied textures and matte finishes tend to hide it. The tolerance it sets is a sag, bulge or wavy area of no more than 6 mm over a 600 mm support distance, where the cause is not structural.

    A flat ceiling gives up the hiding. So the ceiling framing has to be straight, the strapping or the trusses have to be in one plane, the board has to be run the right direction across the framing, and the finish has to be Level 5 wherever a window or a fixture lights the ceiling at a low angle. In a great room with clerestory glazing, that is the whole ceiling. In a bedroom with a single centre fixture, a careful Level 4 holds up.

    Where a client does want texture, guideline 9.2 of the same guide says the applied texture should look generally uniform from 1.8 m away under normal light, and minor variation is normal with a randomly applied finish.

    Control joints

    Drywall moves with the framing behind it, and the framing moves with the seasons. A Lower Mainland house takes on moisture through a wet winter and dries through the summer, and the lumber shrinks and swells with it. On a short wall with a door and a window that movement is absorbed in the openings. On a long unbroken wall, or a long ceiling plane, it has nowhere to go and it shows up as a crack somewhere you did not choose.

    A control joint is where you choose. It is a deliberate break in the board and the finish, covered by a purpose-made trim, that lets each side move without tearing the other. We plan them at the framing stage on long runs, and we place them where they disappear: at a change in plane, above a door head, at a beam. On most custom homes, with their broken-up walls and many openings, we need few or none. On a long corridor ceiling in a wide house we need them.

    The finish level is a lighting decision. The control joints are a framing decision. Both get made before the drywall contractor ever sees the house, or they get made for you by the first winter.

    Corner beads

    Every outside corner in the house is a corner bead, and the choice matters more than its size suggests. A paper-faced metal bead bonds into the compound and resists the hairline crack that shows up along the edge of a bare metal bead as the framing dries. A vinyl bead takes a knock from a moving crew or a vacuum cleaner without denting. A bullnose bead rounds the corner and reads softer; a square bead reads sharper and suits most modern interiors, and it is the one we spec unless the client asks for the rounded look.

    Whichever bead goes on, the standard it is held to is in the Performance Guide. Guideline 9.3 says gypsum board corners should appear generally even and uniform from a normal viewing position 1.8 m away under normal lighting, with minor variation normal. Guideline 9.4 treats corner bead that has separated more than 2 mm from the surface as a defect. Bead that was set in too little compound, or set over framing that was still wet, is where that separation comes from.

    Bathrooms: the board is different

    Standard drywall has a paper face, and paper and steam do not get along. The walls and ceilings of a bathroom get moisture-resistant board. Behind tile in the tub and shower area the board is a cement or foam tile backer, because a tiled wall in a shower will see water at the grout joints for the life of the house. The BC Building Code 2024 is the reference for what goes behind tile in a wet area, and we confirm the specific backer against the current edition with the tile installer rather than from memory, because the acceptable products change between editions.

    Guideline 9.16 of the Performance Guide adds the finish-side rule: joints between ceramic tile and adjacent surfaces have to be finished to resist water penetration, with 12 months of coverage. The maintenance tip in the same guideline is worth passing on to every owner: inspect the tub and shower enclosures monthly for signs of leakage.

    The tolerances a warranty provider uses

    Every licensed builder in BC carries 2-5-10 home warranty insurance, and under the Homeowner Protection Act Regulation the first tier of that coverage, 12 months on defects in materials and labour, is where drywall lives. When an owner calls about a crack in month seven, the warranty provider opens the Performance Guide. These are the numbers in it.

    Cracks (guideline 9.4). Minor cracks from normal shrinkage are usual and generally not covered. A crack is a defect when it is wider than 2 mm, or longer than 300 mm and wider than 1 mm, or where tape or bead has lifted more than 2 mm from the surface. Cracking wider than 12 mm, or 6 mm wide and 100 mm long, should be investigated for a structural cause.

    Nail and screw pops (guideline 9.7). A small number is normal. A pop is unacceptable when it is readily noticeable from 1.8 m or has broken the finished surface, and five or more within one square metre is excessive.

    Surface blemishes (guideline 9.6). Blisters in taped joints, trowel marks, excess compound, dents and gouges that are readily noticeable from 1.8 m directly in front of the wall are unacceptable. Dents and gouges have to be reported on the pre-delivery inspection, so walk the house with the list before you move furniture in.

    Bowed walls (guideline 3.2). Where bowed framing causes local distortion on an interior wall, the limit is 20 mm out of line within a 1.2 m plane, measured with a straight edge or level. That is a wide tolerance, and it is why we cull and straighten studs before the board goes on rather than ask the drywaller to hide a bowed wall.

    Truss uplift (guideline 9.5). Where the bottom chord of a roof truss arches upward with seasonal moisture change and pulls the ceiling drywall away from the wall, the guide says the condition cannot always be prevented but can be controlled by good design, attic venting and floating the ceiling drywall near partitions. A crown moulding that conceals it is an acceptable repair.

    Texture variation (guideline 9.8). Paper and joint compound take paint differently, and some variation in the final texture is normal. This one carries no coverage at all, which is the guide's way of saying Level 4 is Level 4.

    One more thing the guide says about timing, in both the crack and the nail pop guidelines: the repair may be completed toward the end of the first year, so most of the settlement and shrinkage has already happened. That is why our first-year drywall visit is one scheduled visit near the end of the coverage period, filled, sanded and ready for paint, rather than a series of patches that reopen.

    What gets checked before the board goes up

    Every number in the section above is easier to meet if the framing behind the board is straight and dry. That is what the pre-drywall walkthrough is for. We sight down every stud on a wall marked Level 5, we check that the ceiling framing sits in one plane, we confirm the blocking is in for the towel bars and the TV mount so nobody has to open a finished wall, and we confirm the framing has had time to dry after the roof went on. Board fastened to wet lumber is where nail pops and bead cracks are born, and no finish level fixes that afterward.

    Do those things, and the wall in Burnaby Heights looks the same at four in the afternoon in February as it does at noon in June.

    Frequently asked questions

    Should the ceilings in a Burnaby custom home be flat or textured?
    Flat, in almost every modern home we build, and that decision raises the bar for the framing and the taping. The BC Housing Residential Construction Performance Guide notes that undulation in a drywalled ceiling is exaggerated by certain lighting conditions and glossy finishes, and that spray textures and matte paint tend to hide it. A flat ceiling under a clerestory window gets the same care as a Level 5 wall.
    How much can a ceiling sag before it is a warranty defect in BC?
    The BC Housing Residential Construction Performance Guide sets the limit at 6 mm over a 600 mm support distance for a sag, bulge or wavy area that is not caused by a structural problem. Ceilings outside that limit must be corrected, and the coverage period is 12 months. Undulation caused by normal drying shrinkage after construction may not be covered.
    How big does a drywall crack have to be before the warranty covers it?

    Why does the drywall touch-up happen at the end of the first year instead of right away?
    Because the framing lumber is still drying and the house is still settling for most of that year, and a crack filled in month two can reopen by month eight. The BC Housing Performance Guide allows repairs of cracks and nail pops to be completed toward the end of the first year for exactly that reason, and the 12-month materials and labour coverage under the 2-5-10 warranty gives the window for it.
