
Two cabinet quotes for the same Burnaby kitchen can look identical on paper and be different products. Here is what separates good cabinetry from average: box construction, door and drawer build, hinges and slides, finishes that survive steam and a wet Lower Mainland winter, and what to read on the shop drawings.
A client in Brentwood brought us two cabinet quotes for the same kitchen last month. Same shaker door, same paint colour, same layout drawn from our plans. One was well below the other, and the client wanted to know why we were not simply recommending the cheaper one.
We asked the second shop for a sample box and a sample drawer. Once they arrived, the gap made sense in about a minute. The cheaper box was particleboard with a thin melamine skin and a stapled back. The drawer had folded metal sides and a plastic bottom. The hinge adjusted in two directions. The finish was one coat of something that would chip on the first pot handle.
None of that appeared on the quote, because the quote listed the door style and the colour and nothing else. That is the problem with cabinetry: the door is what you see in the showroom, and the box, the drawer and the hardware are what you live with for twenty years. This post is about the parts you live with.
Frameless or face-frame: what the difference does
A face-frame cabinet has a solid wood frame fastened to the front of the box, and the doors and drawer fronts hang on that frame. It leaves a strip of frame visible between every door. A frameless cabinet is a box, usually built from sheet material with an edge banding on the front, and the doors mount directly to the box sides. The fronts cover the whole face.
The practical differences: a frameless cabinet gives a wider opening for the same box width, because the frame is not narrowing it, so drawers are wider and a pull-out fits more. Frameless doors and drawers sit edge to edge with a small reveal between them, which is the clean look most of our clients want. Face-frame cabinets tolerate a rougher installation, because the frame hides the box edges and stiffens the front.
Most of the kitchens we build in Burnaby are frameless. The modern homes we build suit the flat, continuous face, and the extra drawer width matters in a kitchen where storage is planned to the centimetre. Face-frame construction still has a place in a traditional or heritage-style interior, where the frame is part of the look, and we build it when the design calls for it.
Both constructions can be built well or badly, and a frameless box can be made from cheap particleboard just as easily as a face-frame one. The quality lives in the next four sections.
Box materials: plywood, particleboard, MDF
The box is the part nobody looks at, and it decides whether the cabinet is still square in year fifteen.
Plywood is our default for boxes and shelves. It holds screws well, which matters for hinges and slides that get opened thousands of times. It resists sagging on wide shelves. And it handles a small leak under a sink, the kind that goes unnoticed for a month, without swelling and crumbling. Look for a box with sides thick enough to carry a full-extension drawer under load and a back panel that is set into a groove rather than stapled to the rear edge.
Particleboard is the material in most factory cabinets and many cheaper custom quotes. With a good laminate skin and sealed edges it is acceptable in an upper cabinet that holds glasses. Under a sink, next to a dishwasher, or as a wide shelf in a pantry, it is the material we see fail. Water finds an unsealed edge, the board swells, and the shelf pins let go.
MDF is the right material for one specific job: a painted door or drawer front. It is dense, flat, takes paint without showing grain, and stays flat through the humidity swings that move solid wood. A painted five-piece door with an MDF centre panel will not open a crack line at the joints the way a painted solid-wood door often does after its first winter. MDF is the wrong material for a box, because it is heavy, holds screws poorly, and swells worse than particleboard when wet.
Ask any cabinet shop what the box, the shelves and the drawer parts are made of and how thick they are. If the answer is not on the quote, it should be on the shop drawings. If it is on neither, that is the answer.
Doors and drawers: where the money shows
A five-piece door is built from four frame pieces around a centre panel. The panel floats in a groove in the frame rather than being glued, which lets it move with the seasons without splitting. The BC Housing Residential Construction Performance Guide describes exactly that construction in its section on cabinet doors, noting that panels float inside a perimeter frame to accommodate shrinkage. A slab door is a single flat piece, usually MDF for paint or a veneered core for a wood finish, and it is the cleaner choice for a modern kitchen.
Drawers are where a shop's standards show fastest. A good drawer has solid wood or plywood sides joined with dovetails at the corners, and a plywood bottom captured in a groove on all four sides. Pull it all the way out and press down on the front. It should barely move. A folded metal drawer side with a plastic bottom, common in budget lines, flexes under a load of plates and eventually sags enough to rub the drawer below.
Ask every cabinet shop for a sample box and a sample drawer before you compare prices. The quote will make sense after that.

Hinges and slides
The hardware is the part everyone touches, and it is the part most often downgraded to hit a price.
Concealed hinges should adjust in three directions: in and out, up and down, side to side. Two-way hinges exist and cost less, and they are the reason some kitchens have one door that never lines up. Soft-close should be built into the hinge rather than added as a separate damper. Drawer slides should mount under the drawer, extend fully so the back of the drawer is reachable, close softly, and carry a stated load rating that matches the drawer's use. A pot drawer and a cutlery drawer do not need the same slide, and a shop that specifies one slide for every drawer in the kitchen has not thought about it.
Adjustment matters more than owners expect, because a new house moves in its first year. The Performance Guide states that cabinet doors and drawers may become misaligned through normal use and may require adjusting from time to time, and treats that adjustment as normal home maintenance. Hardware that adjusts with a screwdriver in a minute keeps that maintenance to a minute. Hardware that needs the door removed turns it into a service call.
Finishes that survive steam and a Lower Mainland winter
This is the section that is specific to where we build. A kitchen in Burnaby gets the steam from a dishwasher opening twice a day, a kettle under an upper cabinet, and a range hood that catches most but never all of what comes off a pan. Outside, the air is wet from October to April. Every one of those pushes moisture into the cabinet finish.
The finishes that hold up are the ones applied in a spray booth and cured before delivery: a catalyzed conversion varnish, or a two-part polyurethane. Both form a hard film that resists moisture, cleaning products and the pot handle that knocks the same door every morning. Ask what the finish is, how many coats, and whether the inside of the box is finished too.
Paint applied on site with a brush or a roller is the finish we see fail first, and it fails at the door nearest the dishwasher. Thermofoil, a vinyl film pressed over MDF, is smooth and cheap and peels when it gets hot, which is why it lifts at the corner beside the oven. Laminate on a good core is durable, and it is a fair choice for a scullery or a laundry room where the look matters less than the wipe-down; our post on pantry and scullery design covers where we use it.
The Performance Guide also sets what a warranty provider will accept on a finished door. Doors and drawer faces are to be free of permanent warp beyond 3 mm measured corner to corner for doors under 150 mm, and beyond 6 mm for larger doors, and the guide notes that humidity levels in the home may affect doors made from wood products and that minor shrinkage is not covered. In plain terms: a small seasonal movement is normal and yours to live with, and a door that has twisted past those limits is a defect. Painted MDF doors with a booth-applied finish rarely come near the limit. Painted solid-wood doors sometimes do, which is why we steer painted kitchens to MDF.
Shop-built or factory
Owners often ask whether a local shop or a factory line is better. The honest answer is that we have seen good and poor work from both, and we judge them the same way.
A local shop in the Fraser Valley or Burnaby builds to the room as framed, measures after drywall, and can match a ceiling that is out of level or an odd corner beside a chimney. The shop's owner often installs, so the person who fixes a door in year one is the person who built it. Lead time depends on how busy the shop is, and on a custom home that lands on the critical path, which we wrote about in our post on interior doors, trim and millwork.
A factory line offers a consistent finish, a predictable lead time and a price advantage on standard sizes. The trade-off is that the room has to fit the cabinets rather than the other way round, and fillers and scribe panels do the adjusting. Installation is usually a separate contractor, which is where responsibility for a misaligned door can get blurry.
Whichever route, the tests are the same: a sample box, a sample drawer, the finish specification in writing, the hardware named by model, and a clear answer to who installs and who services.
What to check on the shop drawings
Shop drawings are the cabinet shop's own drawings of exactly what it will build, and they are the last moment a mistake costs nothing. Five things get checked on every set before we sign them.
Dimensions against the framed room, measured after drywall, including the ceiling height at every wall, because a ceiling that drops 15 mm across a room shows up as a wedge-shaped gap above the uppers. Appliance openings against the manufacturer's installation sheet for the exact model number, because a range that is a few millimetres wider than the drawing does not fit, and a panel-ready fridge has its own door dimensions. Every filler and scribe panel, drawn and dimensioned, because that is how the installer gets the fit the Performance Guide calls for: cabinets fitted tight to each other, and visible gaps over 3 mm at walls and ceilings treated as unacceptable, with gaps between 3 mm and 5 mm allowed to be caulked. The material and thickness of every part, box, shelf, back and drawer. And the finish, coat by coat, inside and out.
A shop that produces drawings with all five is a shop that has built enough kitchens to know where the problems come from. A shop that sends a single elevation with door styles and a colour name is asking you to trust it on everything in this post. Ask for the box and the drawer first.
