    Older wall assemblies were built to breathe. Insulate one the way a new house gets insulated and the wall can trap moisture it was never designed to hold. Here's the building-science reason why.

    An owner asked us to blow insulation into the walls of their pre-1940 Burnaby character home the same way it would go into a new build. We told them why that's the wrong approach for a house this age, and why the mistake doesn't show up until it's already a much bigger problem.

    Why older walls were built to breathe

    Wall assemblies in houses from this era, common across Burnaby Heights, Capitol Hill, and similar older pockets of Greater Vancouver, were typically built without a vapour barrier. That wasn't an oversight. The whole system relied on air movement through the wall to let moisture escape naturally, rather than sealing the assembly tight the way a modern wall does with a continuous vapour barrier and carefully managed air sealing.

    That distinction matters more than it sounds like it should, because it changes what "improving" the wall actually requires. A modern wall assembly is engineered as a sealed system from the start. An older wall is a breathing system that's been working, quietly, for close to a century, and it keeps working only if whatever gets added to it respects that same principle.

    What goes wrong when insulation is added the wrong way

    Ventilation has to be part of the same conversation, not treated separately. We assess this project by project rather than defaulting to one method across every older home.
