Test the lot before you pay for a drawing.
Most laneway projects that fail were never possible on that lot. Five checks, each answerable from a survey and a phone call, tell you which category yours is in before any money is committed.

How do you tell whether a laneway home is worth it?
Run the lot through five physical gates before considering anything else. Does a workable footprint survive the 1.2 m side yards, the 1.5 m lane setback and the 6.0 m separation from the existing house. Is there usable rear access. Can the existing water, sewer and electrical services carry a second dwelling. Is the rear buildable area clear of protected trees. Does the grade leave usable height, given that Burnaby measures from the lower of the average front or rear elevation. A lot that clears all five has a viable project. A lot that fails one has a different project.
Why this order and not another
The gates are sequenced by how cheaply they can be answered and how completely they can end the project. Gate 1 needs a survey and ten minutes of arithmetic and can rule out the whole idea. Gate 5 needs elevations and changes the brief without ending it. Running them in this order means the cheapest disqualifying answer arrives first.
This is the opposite of how these projects usually start. The common sequence is to fall for a design, engage a professional to draw it, and discover the constraints through a series of revisions. Every one of those revisions is billable, and the bylaw's answer would have been the same on day one. The envelope does not negotiate.

Gate 1
Does a footprint survive the setbacks?
How to test it. Lot depth, minus the existing house, minus 6.0 m separation, minus 1.5 m lane setback (or 3.0 m with no lane). Then lot width minus 1.2 m each side.
If it fails. No workable rectangle remains. Consider a secondary suite inside the existing house instead.
Gate 2
Is there usable rear access?
How to test it. Does a lane abut the rear lot line, and can a vehicle reach the rear of the lot from it?
If it fails. Parking must go elsewhere on the lot with the City Engineer's acceptance, adding a driveway that competes with the permeable surface minimum.
Gate 3
Can the services carry a second dwelling?
How to test it. Ask Burnaby's engineering department what the existing water, sewer and electrical services support, and what a second dwelling would require.
If it fails. Servicing upgrades become a major scope item. Knowing this before design is what keeps it manageable.
Gate 4
Is the buildable area clear of protected trees?
How to test it. Identify every tree on the lot and check it against Burnaby's tree bylaw, including the protected root zone around any retained tree.
If it fails. The buildable rectangle shrinks or disappears. This is cheaper to discover now than after drawings.
Gate 5
Does the grade work?
How to test it. Establish the average front and average rear elevations, because height is measured from the lower of the two, and check drainage toward the lane.
If it fails. Usable height is reduced, and foundation and drainage work grow. Not fatal, but it changes the design brief.
Gate 1, worked through on paper
The arithmetic is simple enough to do on the back of the survey. Start with the lot depth. Subtract the depth of the existing house measured to its rear face. Subtract 6.0 m for the required separation. Subtract 1.5 m if a lane abuts the rear lot line, or 3.0 m if one does not. Whatever number remains is the deepest the new building can be.
Do the same across the width. Lot width minus 1.2 m on each side gives the maximum building width, before eaves and projections. On a lot at the 10 m R1 minimum that is 7.6 m.
Now check the two results against the bylaw's minimum unit sizes. In R1 a one-bedroom dwelling must be at least 56 m² and a two-bedroom at least 90 m², spread across up to two storeys. If your rectangle cannot produce that floor area over two levels, the lot has answered the question.
Finally check lot coverage. Both buildings and every accessory structure count toward one figure, 30% on lots over 567 m² and 40% on lots under. An existing house that already consumes most of the allowance leaves little for a second building regardless of how much depth survived the setbacks. On the question of what it costs
We do not publish per-square-foot figures for this kind of work, and it is worth being direct about why. A laneway home's cost is dominated by the items this guide has spent its length on: what the servicing needs, what the grade demands of the foundation, whether sprinklers are triggered by the 45 m rule, and how much of the site has to be rebuilt around the trench. Those vary more between two lots on the same street than they do between two designs.
A number published without that context would be wrong for almost everyone who read it, and the people it misled would be the ones who budgeted against it. The honest version of this page is the five gates, which are knowable, plus a conversation about your specific lot once you have run them.
If the gates come back clean, that conversation is short and useful. If one of them fails, it is shorter still, and you will have saved the design fee that would have discovered the same thing four months later.
If your lot clears the gates
The next steps are ordinary. Confirm the servicing scope in writing with the City's engineering department, so the budget has a real number attached to the largest unknown. Establish whether the lot falls inside a transit area, because that removes the parking requirement and frees the site plan. Then design inside the envelope you have proven, rather than discovering it through revisions.

How do I know if my Burnaby lot can take a laneway house?
Test the envelope before paying for anything. Measure the lot depth, subtract the existing house, subtract the 6.0 m separation required between front and rear principal buildings, then subtract 1.5 m for the lane setback or 3.0 m where no lane abuts. What remains is the maximum depth available for the new building. If that number cannot hold a floor plan, no design will rescue it.
What lot width do I need for a laneway home in Burnaby?
Burnaby's R1 district sets a minimum lot width of 10 m and a minimum lot area of 281 m² for small-scale multi-unit housing. With the 1.2 m interior side yard setback applying on each side, a 10 m wide lot leaves 7.6 m of buildable width before eaves and other projections are counted against the separations.
Is a laneway house worth building on a Burnaby lot?

What is the first thing to check before designing a laneway house?
Lot depth against the 6.0 m separation requirement. It is the single figure that disqualifies the most Burnaby lots, it costs nothing to check, and it can be measured from a survey in an afternoon. Owners who check height or lot coverage first often spend weeks on a design before discovering the separation was never going to work.
Can a protected tree stop a laneway house?
It can, and it is worth checking early. Burnaby's tree bylaw restricts removal and protects the root zone around retained trees, and a protected tree sitting in the buildable rectangle at the rear of a lot removes the area the building needed. Finding this out before drawings is a short conversation; finding it out afterwards means redesigning around a constraint that was always there.
Does a sloped lot make a laneway house harder?
Yes, in two ways. Building height is measured from the lower of the average front or average rear elevation under Part 3-1.1.7.1 of Bylaw 14815, so a lot falling toward the lane gives the rear building less usable height. Slope also complicates access, drainage and foundation work, and can be the reason the City accepts that rear parking access is not feasible.
How long does a laneway house project take in Burnaby?
Plan the sequence rather than a single duration: feasibility and engineering enquiry, then design, then the building permit application, then construction. The variable that moves most between projects is the permit stage, because it depends on the completeness of the application and the City's queue. Getting feasibility and servicing settled first is what keeps the later stages predictable.
Should I test feasibility before hiring a designer?
Yes. The envelope test uses a survey, a tape measure and the bylaw's setback figures, and it answers whether a building fits. A designer's value is in the plan that goes inside a confirmed envelope. Engaging one to discover the envelope means paying design fees for revisions that the bylaw had already determined.
What makes a Burnaby lot a good candidate for a laneway home?
Depth beyond what the existing house and the 6.0 m separation consume, an abutting lane that gives the 1.5 m setback rather than 3.0 m, existing services with capacity for a second dwelling, no protected tree in the rear buildable area, and reasonably flat ground. A lot inside a frequent transit network area is stronger still, because the parking requirement disappears entirely.
Can I add a laneway house later, after building a new main house?
Planning both at once is the version that works better, because the site plan can reserve the 6.0 m separation, position the services for a future second connection and locate the parking correctly from the start. Adding one afterwards is possible where the lot still has the room, but a main house sited without that allowance can consume the depth the rear building needed.
Does a laneway house have to be smaller than the main house?
The bylaw does not compare their floor areas. It does hold the rear building to a lower height, 7.5 m sloping against 10 m for the front building, and to two storeys against up to three. Between the height difference, the setbacks and the shared lot coverage cap, the rear building is normally the smaller of the two in practice.
What should I ask the City before starting?
Three things: what the existing water, sewer and electrical services can carry for a second dwelling, whether the lot sits inside a transit oriented or frequent transit network area that waives parking, and whether any tree on the property is protected. Each answer changes the design, and all three are available before you commit to anything.
