On a quiet Burnaby cul-de-sac, 7609 Coldicutt places four free-standing homes on a single lot — a detached-strata multiplex where each house keeps its own garage, front door and backyard. It is one of the more considered answers to what Burnaby's R1 SSMUH zoning now allows, and Icon built it the way it builds everything: architecture first, density second.
The site holds two kinds of home. The two street-facing houses are four-bedroom plans with a main-floor study and a lock-off nanny suite — room for a growing family, an aging parent, or a mortgage helper. The two homes behind them turn toward the park: ten-foot main-floor ceilings, three bedrooms each with a private ensuite, and daylight that pours in from the green beyond. None of them reads as a unit in a development — each reads as a house.
Inside, the detailing is custom-home, not spec-home. Kitchens are West Coast millwork with soft-close everything, quartz surfaces and a Fisher & Paykel suite, with a dedicated spice kitchen tucked behind. Ensuites lean spa — floating vanities, large-format porcelain, frameless glass. Engineered hardwood runs underfoot, while the parts you never see — heat-pump heating and cooling, EV-ready garages, an envelope built above BC code — do the quiet work of keeping the homes comfortable for decades.
Icon carried 7609 Coldicutt from feasibility and rezoning through to finishing — its case for how a Burnaby multiplex should be done.
