Custom Home & Multiplex Builder in West Abbotsford

West Abbotsford and Clearbrook are the city's flatter, denser, more central neighbourhoods — older single-family stock, a steady supply of more affordable lots, and exactly the kind of ground Abbotsford's new four-unit zoning was written for. This is where the multiplex and fee-simple rowhome opportunity is strongest in the city, and it's where we're building Trio on McCallum right now. It's also still good custom-home territory for owners rebuilding on a central lot.

    Our approach

    Building in West Abbotsford.

Where Abbotsford's multiplex opportunity is strongest

Abbotsford's December 2025 zoning rewrite opened most single-family lots under 4,050 square metres to up to four homes, and West Abbotsford and Clearbrook are where that math pencils most often. The lots are flatter, the existing stock is older, and the central location supports the kind of buyer who wants a full-sized home without a strata. We run the feasibility honestly — lot size, frontage, parking, soils and the city's current zoning posture on the block all factor before commitment.

When a multiplex pencils, we build it the way we'd build a single custom home: acoustic separation engineered between units, mechanical sized per home, finishes the next owner respects. The product that fits this part of the city best is often the fee-simple rowhome — a home you own outright, no strata corporation, no monthly fees. It's rare in new Abbotsford housing, and it's exactly what the new zoning makes possible.

    Custom rebuilds on central lots

Not every West Abbotsford or Clearbrook project is a multiplex. Plenty of owners want a single custom home on a central, well-located lot, replacing an aging house that's run out its useful life. The flatter ground here keeps the foundation scope conventional, which means the design opportunity sits in the layout, the envelope and the connection to outdoor space rather than in resolving slope or complex drainage. For a family that wants to stay central, a rebuild on a Clearbrook lot is often the most direct path to the home they actually want.

    The conditions that still apply

Flatter doesn't mean simpler in every respect. The Abbotsford water table is higher on the lower ground, so drainage and grading still need a clear strategy and a discharge route. The soils vary — alluvial and peat in the low areas, till elsewhere — so a geotechnical read is still worth the cost. And every new home falls under Step 3 of the BC Energy Step Code with the Zero Carbon EL-1 requirement, which locks the envelope and mechanical decisions in at design. We plan all of that from week one.

Multiplex configurations that fit this part of the city

There's no single right multiplex — the lot's frontage, depth, parking and soils decide what pencils. On the flatter, wider lots that define much of West Abbotsford and Clearbrook, side-by-side rowhomes and fourplexes tend to work well, which is why this is where the fee-simple rowhome product fits best. On narrower parcels, a duplex with a secondary suite or a coach-house arrangement can be the better fit.

However the units are arranged, we build to a single-custom-home standard: acoustic separation engineered between units at design rather than patched after framing, mechanical sized per home so each unit performs on its own, and finishes the next owner respects. A multiplex isn't an excuse to drop the quality bar — Trio on McCallum was built to prove that.

Renovations on the older single-family stock

West Abbotsford and Clearbrook carry a deep supply of older single-family homes, and not every one of them is a teardown or a multiplex site. For owners who want to stay on a central lot, a deep renovation — often paired with an addition — can bring a tired 1970s or 1980s home up to current standards without restarting the permitting clock. As everywhere, the foundation is the deciding factor: sound and at the right elevation, renovation pencils; if not, a rebuild is the more disciplined call. We assess each home honestly before recommending a path.

    Common Questions

Before we begin in West Abbotsford.

Is West Abbotsford a good area for a multiplex or rowhome project?+

It's the strongest part of the city for it. West Abbotsford and Clearbrook have the flatter, more central, more affordable lots that Abbotsford's December 2025 four-unit zoning was written for. We're building Trio on McCallum — three fee-simple rowhomes — in this part of the city right now. We run a parcel-specific feasibility (lot size, frontage, parking, soils) before any design, because it's still lot-by-lot.

How many units can I build on a West Abbotsford or Clearbrook lot?+

Abbotsford's updated zoning allows up to four homes on most single-family lots under 4,050 square metres, across residential zones like RS3 through RS7 and RSH. The province's six-unit transit bonus doesn't currently apply anywhere in Abbotsford, because the city has no bus stops meeting the frequent-service standard. So four units is the realistic ceiling on a standard lot. We confirm against the current bylaw and maps at feasibility.

    What's the advantage of a fee-simple rowhome over a strata townhome?+

You own it outright — no strata corporation, no monthly fees, no committee approving your renovations or your front-door colour. In new Abbotsford housing that's rare; buyers have usually had to choose between a condo, a strata townhome or an aging house. A fee-simple rowhome gives you a brand-new, full-sized home with custom-home finish and none of the strata compromises. Our Trio on McCallum project is exactly that.

Can I still build a single custom home in Clearbrook?+

Absolutely. The new zoning allows up to four homes but doesn't require them — plenty of owners rebuild a single custom home on a central Clearbrook lot. The flatter ground keeps foundation scope conventional, so the design opportunity is in the layout and envelope rather than in resolving slope. For a family that wants to stay central, it's often the most direct path to the right home.

What multiplex configurations work best on a West Abbotsford or Clearbrook lot?+

It depends on the lot. On the flatter, wider parcels common here, side-by-side rowhomes and fourplexes pencil well — which is why the fee-simple rowhome product fits this part of the city. On narrower lots, a duplex with a secondary suite or a coach-house arrangement can be the better fit. Frontage, depth, parking and soils all factor, so we run a parcel-specific feasibility before committing to a configuration.

Do I need a geotechnical report on a flat Clearbrook lot?+

It's still worth it. Flatter doesn't mean simpler — the water table is higher on the lower ground here, and the soils vary from alluvial and peat in the low areas to till elsewhere. A geotechnical read tells the structural engineer what the foundation has to do and what the drainage strategy needs to be. It's inexpensive relative to the cost of getting a foundation wrong on soft or wet ground.

Does a multiplex still have to meet the energy and acoustic standards?+

Yes. New Part 9 multi-family — duplexes, triplexes, fourplexes, rowhomes — falls under Step 3 of the BC Energy Step Code plus the Zero Carbon EL-1 requirement, the same as a single-family home, and needs a stamped energy model before the city issues. We engineer acoustic separation between units at design too, because doing it after framing is far more expensive and far less effective.

How is drainage handled on the lower, wetter ground?+

Carefully, and from day one. The higher water table on West Abbotsford and Clearbrook's lower ground means lot grading and perimeter foundation drainage need a clear, designed discharge route rather than an afterthought. We set that strategy at feasibility alongside the geotechnical read, so the foundation and the drainage are designed as one system rather than reconciled in the field.

Can I build a multiplex if my lot is in the Agricultural Land Reserve?+

Generally no. The ALR limits residential development to a single dwelling per parcel, with additional units subject to Agricultural Land Commission approval, and that isn't overridden by Abbotsford's four-unit SSMUH zoning. Most of West Abbotsford and Clearbrook is urban rather than ALR, but we confirm a parcel's status before any multiplex feasibility — it's the first thing we check.

How long does a rowhome or multiplex project take to build?+

It depends on the configuration, the lot and the season, and we won't quote a number we can't stand behind. The front-end work — feasibility, survey, geotechnical, drainage, the stamped energy model — and Abbotsford's own permit review are usually the variables, not the construction. We map every phase into the schedule from week one and give you a milestone-by-milestone plan once design is locked.

    Are you a 2-5-10 licensed builder?+

Yes. Icon is licensed under BC Housing's mandatory home warranty — two years on labour and materials, five years on the building envelope, ten years on structural defects. Every home we hand over in West Abbotsford, including each unit at Trio on McCallum, is warranty-backed and registered, built to the CHBA Master Residential Builder standard.
