North Vancouver
Custom Home Builder in North Vancouver
North Vancouver builds differently. The mountains are close, the slopes are real, and the lots demand a builder who understands how grade, drainage and envelope detailing interact with a West Coast rainforest climate. We've been doing this work on the North Shore long enough to know that the right design process is the one that starts with the land.

At a glance
What we do here.
- Custom homes across Lynn Valley, Lower Lonsdale, Deep Cove, Edgemont and beyond
- Hillside and view-lot builds with engineered foundations — slope is not an obstacle
- Renovations on North Shore homes where the location justifies the investment
- Led by a CHBA Master Residential Builder — the highest residential designation in Canada
Our approach
Building in North Vancouver.
What building in North Van actually involves
North Vancouver's single-family market sits in a narrow strip between Burrard Inlet and the mountains. That geography means most lots have some grade to them, many have real views, and nearly all of them need a builder who thinks about drainage and envelope from the earliest stages of design. The District and City of North Vancouver both have detailed development review processes, and tree and soils conditions vary considerably from neighbourhood to neighbourhood.
Our process on North Van projects starts the same way it does in Burnaby: site first, design second. Soils assessment, drainage outlet, tree survey, sun path — all of that informs the envelope before the floor plan is committed. Clients who've built before in other cities sometimes find this more rigorous than what they're used to. It's the right way to build here.
Permitting in the District and City of North Vancouver
North Vancouver has two separate municipalities — the City of North Vancouver and the District of North Vancouver — and they operate distinct permitting regimes. The City (which includes Lower Lonsdale and the older urban areas) tends to have faster timelines for standard single-family projects. The District (which covers most of the valley and upper neighbourhoods including Lynn Valley, Edgemont and Deep Cove) is more complex for larger projects and has specific requirements around steep slopes, tree retention and riparian setbacks near creeks.
We understand both jurisdictions. When a project lands near a watercourse or on a steep site, we flag the regulatory path early — not because it changes the project, but because the owner deserves an accurate timeline from the start.
Custom homes on North Shore lots
The homes we build in North Vancouver tend to reflect the setting. Rainscreen wall assemblies are standard — the North Shore gets significantly more precipitation than Burnaby or the East Side of Vancouver. Deep overhangs, covered outdoor living, durable exterior materials that handle repeated freeze-thaw cycles. These aren't premium upgrades here; they're base-level correct for the climate.
We design for how North Shore families actually live: ski storage, mudrooms that handle wet gear, garages that function as workshops, outdoor spaces that work from March through October rather than only in July. The brief is usually practical, which we find genuinely interesting.
Renovations on the North Shore's older housing stock
A significant portion of North Vancouver's single-family housing was built between the late 1950s and the early 1980s. These homes often sit on good lots, in excellent locations, with structural bones that justify serious investment. Envelope upgrades, mechanical replacement, layout reconfiguration, and addition work are all common briefs in this part of the market.
The test for whether renovation or rebuild makes sense is the same here as in Burnaby: it starts with the foundation. If it's sound, at the right elevation, and the structure above it merits the work, renovation can deliver most of the benefit of a new home at a different cost and timeline profile. We walk through that analysis honestly at the start of every project.
Why choose Icon for a North Vancouver project
We're based in Burnaby, and the North Shore is a regular part of our build territory. Sanj Aggarwal holds the CHBA Master Residential Builder designation — the highest professional standard for residential builders in Canada — and every Icon project is managed by senior people from the first feasibility conversation through hand-over. We work on a small number of projects at a time, deliberately.
If you're weighing a custom build or major renovation in North Vancouver, the right first step is a conversation about your lot and your goals. We'll tell you honestly what the site can support, what the permitting path looks like, and where Icon can and can't add value.
Common Questions
Before we begin in North Vancouver.
Do you build in both the City and District of North Vancouver?+
Yes. We're familiar with both jurisdictions — the City for Lower Lonsdale and the older urban areas, and the District for Lynn Valley, Edgemont, Deep Cove and the upper neighbourhoods. They have distinct permitting processes and we navigate both.
How long does a custom home in North Vancouver typically take?+
From signed design contract to keys, most North Shore custom homes run 14 to 22 months, depending on scope, lot complexity and permit timing. Hillside sites or projects near watercourses can add to that window, which is why we build the permitting estimate into the schedule from week one.
Is the North Shore climate different enough to affect how you build?+
Yes, meaningfully. The North Shore receives substantially more precipitation than Vancouver's East Side or Burnaby. Rainscreen wall assemblies, deep overhangs, and robust drainage design are standard practice here, not optional extras. We build accordingly.
Can you build a multiplex in North Vancouver under SSMUH?+
Provincial Small-Scale Multi-Unit Housing legislation applies in North Vancouver as it does across BC, permitting up to four units on most single-family lots. Both the City and District have been implementing their local responses to the provincial legislation. The specifics depend on lot size, location, and current municipal zoning policy — we do feasibility studies before design begins.
Are you a 2-5-10 licensed builder in North Vancouver?+
Yes. Icon is licensed under BC Housing's home warranty regime, covering two years on labour and materials, five on the building envelope and ten on structural defects. Every new home we deliver is warranty-backed.
