    After the Renovation

    The renovation ends. Then the house starts telling you what you got right and what you got wrong. Year one is honeymoon. Year three is honest.

    The handover that actually matters

    A real handover is more than a punch list. It's a walk-through with the owner where every system is demonstrated, every warranty document is handed over, every supplier is named, and a written maintenance schedule is set. Done well, the homeowner leaves the meeting confident; done badly, they spend the next year guessing which contractor to call.

    The BC Housing home warranty insurance framework governs what's covered after a major renovation involving new construction. Knowing what your warranty actually covers — and what it doesn't — is part of a real handover.

    The first year

    Houses settle. Wood moves. Tile grout cures. Caulking shrinks. A well-built renovation will produce a small punch-list of seasonal items in the first year — drywall cracks at corners, doors that need adjustment, paint touch-ups. A reputable builder budgets a return visit for these. They are not failures; they are normal.

    Year three and year five

    The recurring renovation regrets

    • Storage we underbuilt. The closet, the pantry, the mudroom, the garage — wherever stuff actually lives. Renovations chronically under-provision storage because storage is unsexy on drawings.
    • The opening we should have made bigger. Doorways, windows to the yard, the kitchen-to-living connection. Two more inches three years later costs more than two more feet at design.
    • The system we cheaped out on. Almost always the mechanical system or the windows. Almost always.
    • The finish we couldn't maintain. Materials picked for how they looked at install, not how they age. Light-coloured grout on high-traffic floors. Open-pore stone in a kitchen.

    What clients say they got right

    • Investing in the boring infrastructure — wiring, plumbing, mechanical.
    • Real wood, real stone, real materials wherever they touch hands or feet.
    • Spending more time on the kitchen layout than on the kitchen finishes.
    • Building a primary suite that respects the rest of the house's scale.
    • Trusting the builder's instinct over the magazine photo.

    Maintenance is a relationship, not an event

    The best-aged renovations we've revisited are the ones with a maintenance relationship — annual envelope checks, heat-pump filter changes on a schedule, caulking refreshed in year three, refinishing in year ten. The worst-aged are the ones where the owner moved in and never thought about the building again until something broke. Houses are physical systems under continuous load from weather and use; the math works out one way.

    When you're picking a builder, ask what their year-five clients say. The ones who don't have year-five clients are telling you something.

    • Year-one return visit scheduled before final invoice closes
